Who We Are

|In Brief

AGM’s internal build team. We make custom software for problems where off-the-shelf tools don’t fit or cost too much — reporting, dashboards, data pipelines, and workflow tools built around how AGM actually operates.

How We Build

|Ship Small · Learn Fast

Let real usage decide what’s next
The Short Version Version 1 does one thing well; real usage decides version 2 — so we don’t spend months building features nobody asked for.

Five products, built in-house and live in daily use. Each replaces manual work, a vendor tool, or both. Links and access are for live visibility during the walkthrough.

Operating Principles

|Stack · Philosophy · Governance
The Stack
Modern Cloud
Serverless hosting, AI-assisted development, and code in GitHub — a small team shipping at a large team’s pace.
The Philosophy
Build, Don’t Bloat
Purpose-built tools over bloated vendor software, shipped in small increments. Real usage decides what’s next.
Governance
Secure by Default
Zero Trust SSO, centrally managed secrets, full audit trail. Our AI plan doesn’t train on company data.
Vendor Risk
Portable by Design
Most tools run without AI at runtime. AI pieces use a re-pointable API; all data is ours to export.

Where Things Are Documented

Update History

Why Development Takes Time

|The Work Behind a Feature

A finished feature is the small, visible tip of the work. Most of the time goes into the steps before the code ships.

  1. Product design decisions — what to build, and what to leave out
  2. Thinking through features — the edge cases and real-world workflows
  3. Connecting tools & data — integrations across AppFolio, GitHub, Cloudflare, and more
  4. Deployment & security setup — Cloudflare settings, access control, and domains
  5. Testing end to end — before anyone relies on it

What our AI tooling actually costs — team seats plus metered Anthropic API usage across the tools we’ve built.

Total AI Spend ~$650 per month, all-in
Annualized ~$8K per year, entire team
Corporate Library API ~$1 per month of metered usage
Claude Seats 9 covering the full team

Anthropic Cost Breakdown

Per-line figures marked [ $X ] are pulled from the Anthropic Console (Usage & Billing) — drop in the current amounts before circulating. Totals reflect approximate current spend.

Take the KPI Dashboard. Every number on that screen runs through the six-step pipeline below — and because reports are scoped per manager, the first two steps repeat three to four times per KPI. One number is a dozen-plus setup steps and a permanent maintenance obligation.

Today vs. the Database API

|Per KPI
Today
CSV Pipeline — Per KPI
  1. Build a saved report in AppFolio — one per manager
  2. Set a scheduled email send on each report
  3. Route the emails to a dedicated inbox
  4. Update our parsing script to read it
  5. Test end to end (wait for the next send)
  6. Maintain it forever — changes silently break it
With the Database API
One Query
  1. Write one query
  2. Data is live, always current

What It Buys

|Portfolio-Wide

The same pipeline gets rebuilt for every AppFolio-fed project — Report Studio, Lease Population, Corporate Library, Leasing Strategy Reports, the Work Order Digest. The API removes that constraint for all of them at once, makes data real-time, and (being read-write) lets us push updates back.

Ask Approval for the Read-Write API add-on — $2,992/mo plus a one-time $500 onboarding fee.

A smaller constraint. Three people do Premium-seat-level AI work — full-time AI-assisted development, the Corporate Library platform, and the AppFolio/BuildOps pipeline — but we hold two Premium seats. Rotating them between people costs coordination time and interrupts work.

Current State
Two Seats, Three People
Seats rotate between people and projects. Every move interrupts active work.
Requested
One Permanent Seat Each
A third seat means each active developer holds their own — no rotation, no interruptions.
Additional Premium Seat · Monthly
One More Seat
A single additional Claude Premium seat, so each of the three developers holds a permanent seat.
~$125 / mo
at current billing
Ask One additional Premium seat (~$125/month at current billing), so each active developer holds a permanent seat.

How the build-versus-buy comparison is calculated, product by product.

Build estimates use 2026 US agency market data: internal tools $20K–$50K, mid-complexity apps $50K–$200K, complex platforms $200K–$500K. Ongoing maintenance is the standard 15–20% of build cost per year. Where a licensed product exists, its list price is shown as the alternative.
