Who We Are
|In BriefAGM’s internal build team. We make custom software for problems where off-the-shelf tools don’t fit or cost too much — reporting, dashboards, data pipelines, and workflow tools built around how AGM actually operates.
How We Build
|Ship Small · Learn FastFive products, built in-house and live in daily use. Each replaces manual work, a vendor tool, or both. Links and access are for live visibility during the walkthrough.
Replace each Launch link with the live URL before the presentation. Login credentials are shared separately — not stored in this repository.
In development now, with owner and status for each. Dates marked [ estimate ] are being finalized.

What’s queued next — high-priority builds already scoped, plus the backlog.
High Priority
|Scoped, Not Yet StartedMedium / Low Priority
|Backlog- Brokerage / Corporate CRM — deal tracking for the brokerage side
- Tenant Feedback & Review Outreach — automated review collection
- Deliverable Ticketing & Calendar — deliverables workflow
- Websites Template Migration — internal template consolidation
- Operations Intake & Solutions — internal ticketing for ops requests
- AI Email Assistant — concept stage
- Report Studio — Single Family — final division rollout
- Accounting Financials Assist — Report Studio support for the monthly financial package
The platforms behind everything we build — each doing one job well, connected into a single workflow.
Core Stack
|What Runs EverythingBehind the Scenes
|Supporting ToolsAdditional tools that power specific features under the hood.
Operating Principles
|Stack · Philosophy · GovernanceWhere Things Are Documented
|Three LayersWhy Development Takes Time
|The Work Behind a FeatureA finished feature is the small, visible tip of the work. Most of the time goes into the steps before the code ships.
- Product design decisions — what to build, and what to leave out
- Thinking through features — the edge cases and real-world workflows
- Connecting tools & data — integrations across AppFolio, GitHub, Cloudflare, and more
- Deployment & security setup — Cloudflare settings, access control, and domains
- Testing end to end — before anyone relies on it
The Team
|RolesWhat our AI tooling actually costs — team seats plus metered Anthropic API usage across the tools we’ve built.
Anthropic Cost Breakdown
|Seats & Metered Usage| Line Item | Basis | Qty | Monthly | Annual |
|---|---|---|---|---|
| Claude seats — team | Subscription (per seat) | 9 | [ $X ] | [ $X ] |
| — of which Premium seats | Subscription (per seat) | 2 | ~$125 ea | [ $X ] |
| Anthropic API — Corporate Library | Metered usage (internal chat) | — | ~$1 | ~$12 |
| Anthropic API — other tools | Metered usage | — | [ $X ] | [ $X ] |
| Total — seats + all metered usage | — | ~$650 | ~$8K |
Per-line figures marked [ $X ] are pulled from the Anthropic Console (Usage & Billing) — drop in the current amounts before circulating. Totals reflect approximate current spend.
Take the KPI Dashboard. Every number on that screen runs through the six-step pipeline below — and because reports are scoped per manager, the first two steps repeat three to four times per KPI. One number is a dozen-plus setup steps and a permanent maintenance obligation.
Today vs. the Database API
|Per KPI- Build a saved report in AppFolio — one per manager
- Set a scheduled email send on each report
- Route the emails to a dedicated inbox
- Update our parsing script to read it
- Test end to end (wait for the next send)
- Maintain it forever — changes silently break it
- Write one query
- Data is live, always current
What It Costs
|Read-Write API Add-OnWhat It Buys
|Portfolio-WideThe same pipeline gets rebuilt for every AppFolio-fed project — Report Studio, Lease Population, Corporate Library, Leasing Strategy Reports, the Work Order Digest. The API removes that constraint for all of them at once, makes data real-time, and (being read-write) lets us push updates back.
A smaller constraint. Three people do Premium-seat-level AI work — full-time AI-assisted development, the Corporate Library platform, and the AppFolio/BuildOps pipeline — but we hold two Premium seats. Rotating them between people costs coordination time and interrupts work.
How the build-versus-buy comparison is calculated, product by product.
Vendor Cost Basis
|Build vs. Buy| Product | One-Time Build | Licensed Alternative |
|---|---|---|
| Report Studio (dual pipelines, approval workflow, review annotations, SSO, test mode) | $150K–$350K | No direct equivalent; custom development territory |
| Corporate Library (doc platform + AI search + reputation portal) | $150K–$400K | Enterprise AI search ~$50K–$60K/yr minimum + doc management + reputation tool $299–$449/mo |
| Property Website Fleet (~100 sites) | $115K–$340K | Agency hosting/maintenance $30–$100 per site per month ($36K–$120K/yr) |
| Commercial Brokerage CRM | $75K–$200K | Buildout: $125/user/mo + $275/mo platform fee |
| Lease Population Tool | $40K–$120K | AI lease abstraction services: ~$20/document + platform fees |
| KPI Dashboard | $30K–$80K | BI platforms: ~$30K–$60K/yr minimum contracts |
| Operations Intake & Solutions | $30K–$80K | Ticketing SaaS, per-seat |
| Digital Proposal System | $25K–$75K | Proposal SaaS: $19–$49/user/mo + template design services |
| Security Deposits Tool + Misc. Marketing Tools | $15K–$60K | Web agency one-offs |
| Total | ~$630K–$1.7M | + $110K–$390K per year ongoing |
